Job description ポジション: Business Development / Land Sourcing Manager (以下、”BDM”) 募集年齢：50歳前半まで 学歴：大学卒業以上 勤務地：東京都(関東・関西・名古屋・九州の物流用地の取得)※転勤無。 ■募集ポジションの業務内容 ESRの開発型ファンドの資金を使い、4000～5,000坪以上の物流用地のソーシング及び取得関連業務。主な投資対象エリアは関東・名古屋・関西・岡山・広島・福岡。取得対象となる土地の用途地域は主に工業地域・準工業地域・商業地域。 開発許可取得までに必要とする関連業務を社内コンストラクション・アクイジション・リーガルチームと連携し、開発可能な状態にするために諸々まとめていく。 土地の売主との売買契約書の交渉・作成。 ブローカー・コンサル会社・行政との折衝。 建物の建築にかかる情報・各種制限・リスク等の共有及び問題解決。建築・環境・法務・税務に係わるデューデリジェンスのサポート。 アクイジションチームが対応する、投資委員会用メモの作成のサポート。 取得する用地を開発ファンドに組み入れるための立ち上げ関連業務: 収支確認、工事項目確認、スケジュール管理、関連する契約書作成等。 ESRは市街化調整区域の土地取得にも注力しているため、土地区画整理事業・地区計画の設定・用途地域の変更にかかる関連業務の経験があると尚プラス。- Requirements ■求めるスキル・経験・資格について 土地取得経験がある。物流用地の取得経験者はプラス（市街化調整区域の土地取得経験者経験者はプラス）。 高いコミュニケーション能力：ブローカー・コンサル会社含め社内外関係者とのコミュニケーションを円滑に行える事。 行政含め、社内外の折衝が得意な方。 スケジュール管理能力 宅地建物取引士の資格あれば尚可。 ■その他 物流用地取得の経験者ではなくても、商業施設・マンション・その他のアセットの土地取得経験者であれば検討可能。...
